6 tips for a successful property viewing

Your budget is in place, you’ve found your dream area and now it’s time to start viewing properties. Yet do you want a south-facing garden? Is an open-plan kitchen important? What is the EPC rating? There are a number of things to consider and it’s easy to get caught up in the moment. However, with these tips you can use your time wisely and will have a successful property viewing experience.

Don’t go alone

If you go on your own, it is easy to get caught up in the moment, forgetting to ask what you wanted to or worse being too shy. Take a friend, a partner or a family member and get a second opinion.

Look outside and inside

Obviously it is important to view the inside and take a good look at the bathroom and kitchen. If these need replacing then it could cost you a lot so make sure that your budget allows for this. Look high and low for damp, mouldy windows and broken floorboards. Then go outside and look at the guttering, roof and garden. If you do see any problems then consider how much it would cost to fix.

Be open minded

Not every property you view will be decorated to your taste and it is important to look beyond this. Try and envision your own family in the space but if you can’t see it then don’t beat yourself up. You shouldn’t walk around willing yourself to like a property and when you do finally find the one, you’ll know.

Ask questions

Be brave and ask questions. This could be your new home and you’ll only later regret not asking that burning question. How long has the property be on the market? What are the neighbours like? What is the local area like?

Take your time

Buying a house is a huge decision so don’t rush the process. You should allow yourself at least 30 minutes per viewing and if you want to come back and revisit, book another viewing.

Go back at different times of the day

If you previously visited the property during the day then returning at night allows you to take a look at the neighbourhood. Is it quiet? Are there families and children playing outside? Multiple viewings also give you the opportunity to ask questions that you previously forgot.
