A homeowners guide to a successful property viewing

You’ve finally decided to pluck up the courage and sell your family home, the ‘For Sale’ board is outside and the potential buyers have begun knocking at the door. There are a number of things to consider and it’s easy to get caught up in the moment but with these tips you can use your time wisely and will have a successful property viewing experience.

To begin with, look at yourself. Many sellers forget that their own behaviour says a million words. If you’re frosty, rude and bored then your property will have the same negative feeling so ensure that your demeanour is open, approachable and friendly.

A property viewing starts from the outside. First impressions matter and you only get one chance. Remember you’ve got to bring people in so consider what the outside of your property looks like to people driving up for the first time. Your property should at least look better than your neighbour’s. Revamp your front door, add a security light, plant some flowers and declutter any exterior porches. Remember, people love a healthy lawn!

You may decide to renovate your house so bear in mind that neutral colours are always best and kitchens and bathrooms are the most important rooms for prospective homebuyers. These rooms should not look like they need major renovations as it can indicate that a lot of money needs to be spent. As they inspect the house, a buyer wants to see that everything works including doors, locks, draws, toilets, sinks, and lights. It’s also important not to ignore necessary repairs. If a buyer can see minor mistakes, it will alert them to think about the damage that they cannot see.

To maximise every property viewing, you don't have to stage your property like a show home. However, be realistic about your property and remember that not everyone will like it – similar to how you were when you visited homes before buying. Try to detach yourself from the memories and take a financial perspective.

One thing that really affects the selling process is homeowners not being flexible. The more flexible you are about visits, the more people will be able to see your home. Be ready for visitors early in the morning, at night and on weekends, with little notice.
