This property had been on the market with two other agencies, both of whom failed to find a buyer, before the owner came to us to sell it. We did things a little differently than most agents and because of this, we were successful in finding a buyer. See below to find out how.
So unlike most Estate Agents when given the opportunity of selling a property, we do not simply say to people "Sign here", take some rubbish photos and thrown it up on all the portals and wait for the phone to ring with people wanting to view.
Some properties are in excellent condition and do not need "Staging" to make the property listing stand out, but in a lot of cases, we believe that if you take the time to stage the property correctly, the end result will pay dividends.
Our property in question was sold with a tenant living there who had an enormous amount of personal possessions in the flat, and it was very cluttered. We worked with the tenant and agreed between her and the owner, what she needed to tidy up and move around to ensure the place was presentable enough to take photos and a presenter led video.
So what we did was to photo and video the outside and the ground floor of the property, as a lot of the possessions had been moved to the first floor. We then came back on another day which was agreed with the tenant, to video and photo the first floor, after she had tidied up that level for us.
The end result was that we managed to take some excellent photos and generate a good quality video for marketing purposes. We also managed to agree £3,000 above the asking price!!
Next up was we sent out a "Coming to the market soon" post to our buyers, to advise them that we will be having a new property coming to the market soon. We do this BEFORE we place the property on with the property portals. This gives our database of buyers the opportunity of getting to be the first to view it before it goes to a wider audience.
We managed to get a few people to view it from that and then we put a plan in place to "Stagger Launch" the property on the property portals.
What is the benefit of this you may ask! Well the answer is varied, but it has many benefits. One being that by putting properties on the market one by one, portal by portal, you do not have Rightmove, Zoopla and OnTheMarket emailing out their own buyer database all on the same day. Some people may be on holiday, busy at work and may miss the email or it gets buried and lost within dozens or more within their own inbox.
So by launching each property on the websites on different days, we will ensure that we are giving our client every chance of reaching all of the available buyers out there.
Another thing that is useful, but we did not need to use it here, was "IF" we were testing the market with a higher than average asking price, we can abstain from placing it on with all portals initially and see what reaction we get from the initial price. If it doesn't work out at that price, we can then launch it as a fresh listing on the other portal/s at the new lower price, so it doesn't not get sent out as a price reduction.
