If your home is on the market, but just doesn’t seem to be selling, it can be one of the most frustrating things you can go through, and it may seem like there’s nothing you can do, but don’t lose hope, because there is!

In our extensive experience, there are two major reasons why your home wouldn’t sell. These two reasons cover about 90% of unsold houses on the market, and they’re an easy fix.  

The first?  Your asking price is too high.

When getting your home valued, beware of the highest bidder. There are some agents who will overvalue your home to get your business, but then can’t follow through with a sale. Check the prices and sales in your local area for similar sized homes, and see if it matches up. It may be that it’s time to lower your asking price.

Another reason why overvaluing your home is a bad idea is that the first few weeks when a new property comes to the market are vitally important. It’s a fact that you will get the most internet ‘hits’ when a new property comes to the market. If you overprice your property it can put many prospective buyers off from viewing your home. Yes you can reduce the price a few weeks down the line, but it will not be seen by as many people as when it first comes on, so reducing your chances of selling.

The second reason your home isn’t selling? Bad marketing.

The marketing of your home is everything when it comes to a sale. For a start, your photos need to be professional. Having your agent rock up with their Iphone to take substandard, blurry photos will only let you down online. Remember, the photos will be the first thing a buyer sees, and you only get a few seconds to capture their attention before they move onto the next property.

Your home’s description needs to be perfect; it needs to draw the buyer in with a catchy title, highlight the best parts of the property, and be detailed enough for the buyer to know whether it fits their needs. You also need to have local amenities and information on there, as so many people consider this when buying a new home. A local agent rather than an online agency is the best person to deal with this, as they have extensive knowledge of the surrounding area.

Make sure it’s advertised as widely as possible. Your property should be on Rightmove, and other estate agency portals to make the most impact, as well as the agency’s website and in their window. If an estate agency already has a list of interested potential buyers, even better.

You should ALWAYS check the reviews of an agent before taking them on. By checking Facebook and testimonials, you can know what the agent delivers on, rather than just what they promise.
